Bull creek runs through the middle of the property with springs and pools. One pond and rural water at the house complete the available water sources. Lake Ivie is approximately 14 miles west/northwest as the crow flies and has 19,149 surface acres.

The ranch is the home of the old Rockwood picnic and fish fry where everyone in the community gathered. Once you spend time on the property the history of this area will take over and you will want to know more about the past of the Rockwood Community.

The original Waldrip Colorado River Bridge (span is 170 ft) was completed in 1895 and was last rehabilitated in 2011. The bridge is actually on the property. Bull creek has a bridge spanning 297 feet. It is also called a pony truss bridge built originally in 1924.

Wheat has traditionally been grown on the one cultivated field above the river. It is 172 acres of some of the best soil around which is Clairemont Silt Loam. The remainder of the property is in B-Dahl Bluestem, and Native country. The fencing is good as well as the cross fences.

The ranch is accessible by a gravel county road and the ranch roads are fair to good.

A 2192 square foot home with three bedrooms and 2 baths has not been lived in for over a year. It is in good condition, but needs updating. It would be good for a weekend getaway.

The ranch lies south of Santa Anna, Texas sixteen miles. At Rockwood, turn to the southwest on County Road 220 and go three miles. The property starts on the east side of the road. An interesting note is that
County Road 220 was originally Hwy 283 that went to Brady years ago.
